Retail:Retail properties are enhanced by a combination of location, demographics and physical appearance. The asset must be attractive to tenants and appeal to the tenant's customers. Ingress, egress, parking configurations, visibility and distinctive, yet conforming, signage are key components in the decision making process of both the tenant and owner. A keen understanding of location, visibility, demographics, market trends and tenant mix are necessary to successfully market and manage retail properties. Industrial:The team must have a focused awareness of the physical factors that affect a tenant's use and satisfaction with industrial property. Office build-out percentages, clear height, truck court width and parking, truck access and dock door type and size are a few of the primary factors affecting the tenant decision making process.
