ROBERTS COMMERCIAL has been successfully investing in commercial real estate since 1995, purchasing nearly $140,000,000 worth of property including land and buildings. We have strategically sold specific assets within the portfolio, and in so doing have generated annual returns of 19% to the investors associated with those properties. The average holding period on those completed investments is just under three years.
INVESTMENT STRATEGY...Our investment strategy is to acquire office buildings and retail centers, plus the land to develop those properties in strategic markets located throughout the Southeastern United States. These include targeted Capitol and University cities, which will include traditional secondary and tertiary real estate markets, in addition to primary markets such as Atlanta.
INVESTMENT CRITERIA... Targeted investments will show an opportunity for a mid- to upper-teen annual return including cash flow and disposition.Primary emphasis will be placed on development and re-development opportunities that have the potential for substantial value creation along with select "core" assets to provide cash flow stability within the portfolio.
Our preferred property profile is office and retail properties under 200,000 square feet. The office properties are Class A and B assets, of above average quality and have utility to a wide variety of tenants with an emphasis on serving tenants of 20,000 square feet and under.
The preferred retail investments include both anchored and unanchored retail that is well located and will compete from a position of strength in both good and bad economic times.Again, with a focus on properties less than 200,000 square feet, this puts us in a position to work with a wide variety of tenants as opposed to being limited to the few big box tenants that will be in any given market.
ROBERTS COMMERCIAL OPPORTUNITY FUND I invested in over $40,000,000 worth of projects in metro Atlanta including office, retail and land for development.The Fund pays a preferred return to its investors and grows in value along with its real estate holdings.The fund is well diversified by asset class and is performing well. The fund closed to new investors in December of 2007. Roberts Commercial Opportunity Fund II, which will continue investing in a diversified portfolio of retail and office properties once stability returns to the market. Fund II will place an emphasis on opportunities created by the correction taking place in the market today. The goal of Fund II will be to raise $20,000,000 in new capital to invest in 2013, which can be leveraged to over $50,000,000 in new acquisitions.
